Twenty-Five Ways to Increase Your Cashflow

Cashflow. For everyone just getting started in creative real estate investing, and especially those doing this full time, it’s critical. We all know that success in this doesn’t come overnight, and that regardless of how hard you work, this isn’t a get rich quick business. So cashflow, keeping money coming in while building your business, is critical.

When I was laid off from my last (not previous, but LAST – ever) job, I was already looking into investing in real estate. I had not joined a Mentorship program yet, but was reading and studying quite a bit.

My first thought was – how in the world am I going to pay my bills? I was going from a nice six-figure job to unemployment. Granted, my wife and I were part of the minority that lived below our means, saved diligently, and invested in our IRAs. So we had about 4 months income liquid. Not really that much considering I was a well-paid VP for an internet company, and IF I found a new job it would most likely take over a year.

So the first thing I did was think about what to do to increase my cashflow. Some of the following are things I personally did, others I got from other investors, others I thought about but never tried.

1. File for unemployment. Just don’t list yourself as an employee of your company, and don’t pay yourself.
2. Deliver newspapers. I did this up until fairly recently. One day a week, delivering our local community newspaper pays about $25/hr. And, technically my wife did it, so it didn’t affect unemployment. Also, you can put your flyers in the papers every once in awhile.
3. Have a garage sale. Okay, this is a one-time thing, but it can bring in some cash for emergencies.
4. See a good (no, great) accountant. You’d be surprised what kind of a refund you can get by using a good accountant.
5. Have kids. I love my little tax-deductions! Okay, I threw this in just to be funny, but I have 20 more to go!
6. Wholesale. Find deals, and flip them to other investors. One deal every other month can keep your entire investing career going.
7. Be someone’s birddog. Find deals for other investors, without signing them up. Post on your local REIA board that you’ll do this.
8. Put up signs for other investors.
9. Show properties for other investors.
10. Telemarket. There are a number of companies where you can do this from home part-time.
11. Be a part-time customer rep. One company I know of, Alpine Access, allows you to take customer orders and calls from home part time. The pay isn’t fantastic, but you work the hours you want.
12. Find Tenant/Buyers for other investors.
13. Deliver the phone book. Once a year opportunity, but quick cash.
14. Work the holiday. Christmas season is notoriously slow for real estate – why not use that time to pick up some extra cash?
15. Buy creatively. On a BMCC, agree to pay the seller less than you take out on the loan. Put cash in your pocket.
16. Manage Property. We’re in contact with so many landlords as it is. Offer to manage their property. If you have a good handyman in your pocket, your work is 90% done.
17. Deliver milk. Okay, sounds weird, but it’s very early morning work, leaving the remainder of the day for investing.
18. Rehab. If you’re good with your hands, offer to help other investors rehab a property. You’ll gain very valuable experience, and earn some money in the process.
19. Be a spammer (well, not really). Sell articles (“advertorials”) on the internet. Better yet, write them – topics like “ways to increase your cashflow”.
20. Stuff envelopes. Really. I know of a number of investors that will pay you to handwrite envelopes, and stuff them. Just don’t get roped into the ones where you have to pay to get a list of people looking for envelope stuffers.
21. Wait tables. Actors and Actresses do it, why not you?
22. Sell stuff on e-bay. This takes a little cash and knowledge, but I know people that do make money by buying junk at garage sales, cleaning it up, and reselling it on e-bay.
23. Get a home equity loan on your existing house. Just remember to pay it back as quickly as you possibly can. Don’t stay in debt.
24. Trade Options. A good friend of mine makes his living doing this. Takes cash to do it, and some knowledge, but it’s safer than trading stock.
25. Do Network Marketing. Kiyosaki believes this is the next wave.
26. Deliver Flyers. Here’s your bonus cashflow method. If you’re going to deliver your own flyers, why not get someone to pay you for it.

Okay, a lot of these are beneath you. They’re certainly beneath me! Gosh Darn It, I was a VICE PRESIDENT, I had 50 people underneath me, I made critical decisions. Yeah, right up until the day when I became expendable.

If any of you have read The Cashflow Quadrant, you know that Robert Kiyosaki lived in his car for a time when he was building his business. This was AFTER being a top salesman for Xerox.

Don’t let your ego slow you down. Remember, no matter how lowly the task, you’re doing it so you can realize your dream. Who cares what people think? Or how difficult the work, or how degrading (okay, to a point), or that only teenagers or retirees do this kind of work. Remember that you’re doing this so that you can build a business that runs itself, has multiple streams of income, and earns you a great living while you lounge on the beach, or tee off on the 9th.

Get Organized And Earn More Money

Trying to juggle work and family in one space can be overwhelming. There never seem to be enough hours in the day to complete everything that needs to be done. One debilitating result of a busy environment is clutter.

Cluttered surroundings affect us deeply, both mentally and physically. When we’re surrounded by disorder, we feel confused, drained, exhausted, and overwhelmed. We feel like we’ve got an avalanche hanging over our heads, ready to start the deadly slide at any moment. Who can work effectively in surroundings like these? Yet most of us do it day after day and wonder why we’re not as productive and efficient as we know we could be.

Neatness and organization seem to get pushed to the back of the list when we know we have more important things to do. Most of us are busy caring for the children and/or spouse, working on our jobs/businesses, running endless errands, and keeping up with recreational activities for the kids, spouse and ourselves. Who has time to organize?

However, tidiness is one thing that many of us can do RIGHT NOW to boost our business efforts. If I told you that keeping your workspace neat would virtually guarantee you a pay raise, would you be interested?

Cluttered surroundings dampen our enthusiasm, creativity and energy. Clearing away the clutter creates a harmonious atmosphere, so we feel energetic, happy, and peaceful – and therefore we are able to think more clearly, and get more done. Which, in most businesses and jobs, will equal more income (whether short term or long term).

Once most of us understand this, we go on a mission of organization. We clean, we fill trash bags with junk, we sweep, vacuum, and dust. Finally, we have a beautiful, clean desk! How long does that last? If you are like most of us, not too long. In no time at all, you’ve got piles of paper that need to be filed again, to-do lists, idea files and more, all balancing precariously near the edge of the desk. You’ve got sticky notes tacked up all over your monitor, cork board, printer (and even your forehead, if you’re particularly forgetful). What happened to our mission of organization? How did the clutter creep back in so quickly?

What most of us fail to understand is that clutter does not exist solely OUTSIDE of us. Our outer clutter is simply an extension of the inner confusion and chaos of our own minds. We feel overwhelmed, busy, stressed and rushed, so we don’t have time to focus on the “little details” of our lives. As our jumbled desks can testify, those little details add up to a lot when they are neglected for any length of time!

In order to permanently solve the clutter issue in our lives, we must first tackle the “jumbled thought syndrome” of our own minds. This is not a one-time task, however. It is an ongoing one that we must work on every single day. Consistent, small efforts will pay off in big ways. Think of it as maintenance, like showering. You wouldn’t go a whole month without showering, and then take 31 showers in one day, would you? You need to do it every day. Tackle your clutter and chaos in the same way.

Here are five tips to help you do just that:

1) Use a planner/notebook. This doesn’t have to be an expensive, leather-bound organizer unless that’s what you like to use. A lined, 6″x9″ spiral bound notebook works just as well and you won’t be afraid to mess it up with your scribbles. Have a “calendar” section, where you designate one page for each day’s activities. Write down appointments, work assignments, errands, and anything that needs to be done that day. Also have sections for ideas, future projects, goals and anything else that fits your business and family. This planner serves as a place to organize your ideas and tasks so they aren’t running rampant through your mind while you’re trying to be productive.

2) Spend 15-30 minutes DAILY picking up, putting things away, filing paperwork, and neatening your workspace. That seems like a big challenge when you’ve got so much to do, but small, consistent effort in this area will pay big dividends. The objective isn’t to be a “neat freak,” but rather to eliminate clutter and create a harmonious environment.

3) Beautify your workspace. Do a good cleaning once a week: vacuum, dust, wipe down your computer monitor, printer and the surfaces in your office. Then light a scented candle or some sweet-smelling incense to enhance the peaceful atmosphere. Buy some pretty flowers for your desk, or some inexpensive watercolor prints to hang on the walls. Making your workspace beautiful is one deterrent to being chronically messy.

4) Expect the Unexpected. Sometimes no matter how much we plan and prepare, things will come up that take us by surprise and force us to rearrange our whole schedule. When this happens (and it WILL), accept it. Do your best. The great thing about making consistent efforts to be organized is that surprises like this are no longer so overwhelming. When we’re already overwhelmed, the unexpected can be the straw that breaks the camel’s back! But when we’re on top of things for the most part, it becomes a little something we deal with and move on.

5) Take time to dream and think. Remember that clutter and chaos are the result of a confused, overwhelmed mind. We need time to ourselves to just think, be, and dream. It doesn’t have to be massive amounts of time, but at least 30 minutes a day. Get up a little earlier, or stay up a little later and just sit quietly, alone. Breathe deeply, empty your mind and enjoy the quiet. Some of our best ideas come from moments like these. Keep a notebook handy during your quiet time so you can jot down anything you don’t want to forget.

Understand that organization and tidiness are habits, just like chaos and clutter. If you want to change your business results, change your habits. New habits take time to fully integrate in our lives, but one bright day in the not-so-far-off future, we’ll realize that we’re going through the motions on autopilot. We did it, we conquered our clutter! Until then, just remember to breathe and take it one step at a time.

Another unique way to earn money is to turn your hobby into a business. So if you collect comic books you could sell your comics online, start a comic book review website, or even a blog. Now for those of you who have no hobbies, start a blog on something that you are good at. For example, if you are a single mom you could start a blog about how you are able to raise three kids and work a full time job. Or start a blog sharing your very own homemade recipes. Now how do you make money with this? Simple through advertisements. I would start with a blog at first because blogs are easier to set up and drive traffic to than websites. Create your blog and add Google Adsense to your blog. All Google does is put up ads on your blog. You can monitor which ads you want on your blog. And you get paid every time someone clicks on an ad on your blog. Your only job is to tell everyone about your blog. There are many unique ways to earn money, just think outside of the box.
